What Are The Benefits Of Using This Technology?

  • Moisture Detection in Walls and Ceilings

    Our Thermal Imaging Technology is a great tool that can be used to identify moisture in walls, floors, and ceilings. By looking at the temperature differentials in a thermal image, the ability to find a moisture issue is greatly increased during a limited visual home inspection. Thermal image scanning can also help to quantify areas of moisture damage caused by moisture intrusions in Stucco and EIFS wall systems.

  • Moisture = Mold

    Whenever you have the presence of moisture for 72 hours or more, the risk for the presence of mold skyrockets. With the help of an infrared camera and moisture meters, we can quickly identify the presence or absence of moisture, thus helping to identify areas where mold may be present.

  • Plumbing Inspections

    A slow water leak can cause major damage if not detected in a timely manner. With a thermal scan in and around plumbing fixtures in the home, the source of water leaks can oftentimes be determined, which can really aide a professional plumber in the event repairs are needed. With the use of thermal imaging, we can increase our chances of finding electrical components that may be overheating such as breakers in electrical panels, outlets, switches, lights, etc. Overheating or hot spots can be an indication that a component may be going out or that there is a potential fire hazard. Thermal imaging helps us to discover hazards like these and can help us see things that we could not see with the naked eye, thus helping to mitigate risk.

Thermal Image Scanning is NOT:

Thermal imaging is a great tool that detects thermal differences, not moisture. When a thermal anomaly is detected, we can then confirm the presence or absence of moisture with a moisture meter.

Thermal imaging does NOT give us the ability to see behind objects or into wall cavities.

Thermal imaging is not the end-all, be-all answer and should not be considered “THE” answer that will solve all the problems. It is, however, a great tool that helps us to identify thermal anomalies that can then be used to help identify issues.

Just because we may be able to find an issue through a thermal scan, does not eliminate all risks associated with owning a piece of real estate. There is always a risk that there is something hidden and not visible that was not found in a limited visual home inspection.

Foundation Elevation Survey

Foundation Elevation Surveys are conducted on new and old homes using a ZipLevel 2000.  This fluid level is very accurate and can measure a 10th of an inch of elevation difference from one point to another (about the thickness of a business card!).  On a new home, it is used to give you a baseline for where your home elevation is so that you have a baseline to  determine if there is any movement since the original build down the road which is helpful because most builders have a structural 10 year warranty.  For existing or older homes we use it as a tool to help us determine how much movement may be occurring from one end of the foundation to the other side.  This information combined with visual signs of movement (i.e. damage to brick/concrete/drywall/doors/windows/tile) can give the client a better idea if a structural specialist is needed for further evaluation of the foundation or if repairs are likely needed.  

Our Foundation Elevation Survey provides you with a diagram of your home's floor plan with various elevation readings of the high and low points of your foundation based on a snapshot in time.  Structural damages are sometimes very costly to repair and our Foundation Elevation Survey is helpful on the front-end for helping our clients avoid getting stuck with those huge expenses.
